We re-listed the home at the same price as the agent before us, and got it sold in just 35 days with multiple offers!


1070 Harvard Pl., Fort Lee, NJ- Previously listed unsuccessfully for months with another brokerage. The seller decided to hire the New Jersey Proper team, and in just 9 days, we sold the home for $5000 above the previous agent’s asking price.


18 Kent Rd., Tenafly, NJ- Previously listed for 298 days unsuccessfully. We re-listed it at the same asking price, but with a totally different marketing strategy. The home sold in just 21 days.

600 Lamanna Ave., River Vale, NJ- Originally listed with another agent for 188 days without success. The New Jersey Proper team listed and sold this home in 10 days for MORE than original agents asking price!


136 Kent St., Hackensack, NJ - Previously listed with another agent for $700,000, we raised the price to $735,000 and still sold it for $15,000 over asking price.

60 Midwood Rd., Glen Rock, NJ-Previously listed with another top agent for 454 days on the market with no luck. We relisted it at the same price as the agent before us and we were able to find a cash buyer for it in just 57 days.


66 Beechwood Rd., Oradell,NJ -Previously listed 3 times for a total of 231 days on the market with no success. We relisted it at the same price, and got it sold in just 29 days at over 99% of the asking price! 1566B Anderson Ave, Fort Lee, NJ - The interesting thing about this property is that the seller listed it at the same price with 3 different brokers, one after another. 147 Terrace Ave., Hasbrouck Heights, NJ- Sold for $545,000 Previously listed with 4 different agents for a total of 1090 days on the market with no success.  We got this home sold in just 92 days.  


1040 Arcadian Way, Fort Lee, NJ- Previously listed with numerous agents unsuccessfully. The seller decided to hire the NJProper team. We were able to sell this amazing home for $4.5 million.


550 Illingworth Ave., Englewood, NJ - This home was previously listed with another (top 1%) agent for a total of 374 days on the market with no success. 296 Durie Avenue, Closter, NJ - This house was previously listed with 3 different brokers for a total of 1642 days on the market with no success.  We re-listed it at the same price as the agent before us, revamped the marketing, and sold it at the full asking price of $2,480,000.   When it closed, it set the NJMLS record for the highest residential sale price in Closter, NJ in more than 10 years.  It is also sets the NJMLS record for the all-time highest residential sale price west of Piermont Rd in Closter.


28 Berkeley Dr., Tenafly,NJ- Previously listed with multiple agents for a total of 973 days on the market, and it didn’t sell. the NJProper team was able to find our own buyer, and get the job done (in 207 days).


245 N Woodland St., Englewood, NJ - This property was listed 2 times with 2 different agents for a total of 496 days on the market, with no success.  The seller reluctantly decided to hire the NJPROPER team. We re-listed it at the same exact price as the agent before us, and got it sold in 10 days flat for full asking price!!   Our different strategy yielded different results.  We sold it for $999,999


204 Shearwater Court West #54, Jersey City, NJ - Since Port Liberté is a largely unknown enclave in Jersey City, we put in a tremendous amount of time and effort producing a video that could quickly and efficiently explain & advertise both the condo & the community...   This unit had been listed with 3 previous agents for a total of 429 days unsuccessfully.   Not only did we sell it; it sold for $32,000 more than the previous agent's asking price!  We sold it for $632,000


536 Floyd St., Englewood Cliffs, NJ - Previously listed with another agent for 199 days on the market and it didn't sell. After interviewing multiple agents, the seller hired the the NJPROPER team to get the home sold. In addition to completely changing the marketing, we actually raised the asking price by $100,000 in order to land where we wanted to be. We closed the sale successfully, and we were honored to help the seller with their next move…  We sold it for $1,800,000


305 Blauvelt Ct., Paramus, NJ - Previously listed unsuccessfully with another broker.  After the listing expired, the seller interviewed multiple agents, and decided to list it with the NJPROPER team. When we came in, we completely revamped the entire marketing plan and put together a dynamite presentation.  We ended up selling it in just 55 days, setting a new all-time NJMLS record for the most expensive residential property to ever sell in Paramus.  We sold it for $2,500,000

The seller decided to host a series of interviews with multiple top agents, and they decided that the NJPROPER team was their best option.  We listed it at the same price as the agent before us (Technically our list price was $1000 more) and we got it sold in just 99 days!  We sold it for $1,450,000


766 Wooded Trail, Franklin Lakes, NJ - This home was listed twice with 2 different brokers for a total of 279 days on the market and it didn't sell. The seller decided to interview multiple agents and, after a careful analysis, decided to hire the NJPROPER team. (The seller was a highly analytical & detail oriented accountant) When we re-listed this house, we had a bidding war! And when it sold, the buyer wrote us a very telling review: 

"We recently had the opportunity to work with Jason on purchase of a home that he listed. We were represented by our agent, but due to the complexity of the deal, we had a lot of interaction with Jason who represented the seller. The home had been previously listed with at least one other agent but never appealed to us while surfing the web and looking through the posted marketing materials.

169 Orangeburgh Rd., Old Tappan, NJ - The owner of this home is agent. He wanted to sell it himself, but after 471 days on the market with no success, he decided to hire the NJPROPER team because he really needed to sell.  We got the job done.   We sold the home for $1,375,000


40 Holland Ave, Demarest, NJ - Previously listed with another broker for 184 days unsuccessfully. We got the job done.

  23 Chittenden Rd., Fair Lawn, NJ - This home was previously listed for 141 days with one of NJ’s top agents and it didn’t sell. The problem was that it’s a very expensive house with a $27k tax bill in Fair Lawn. So the seller decided to hire the NJPROPER team. We had to make some strategic adjustments, but we found our own buyer for this lovely home is just 78 days...


29 Fox Hollow Rd., Ramsey, NJ - This home was previously listed by another broker for 200 days with no success. After interviewing multiple agents, the seller decided to hire the NJPROPER team. We re-listed it with a different approach, and a unique incorporation of virtual staging into the marketing video. We sold the house over asking price with multiple offers in just 30 days for $757,000.  The seller was ecstatic.  


300 Gorge Rd Unit 22, Cliffside Park, NJ - Previously listed 8 times with 3 different agents in 3 different brokerages for a total of 1,128 days on the market with no success. After interviewing many brokers over the course of a week, the sellers decided that hiring the NJPROPER team was their best bet. We got it sold in 100 days for $460,000   


15 Dwarskill Ln, Norwood, NJ - Previously listed for 367 days unsuccessfully with another agent.  The NJPROPER team re-listed it with all new marketing and it sold in just 88 days for $1,050,000.  The seller wrote the following the review:

85 Dyer Ct, Norwood, NJ - Before the sellers hired the NJPROPER team, this home had been listed 2 times for a total of 302 days on the market with no success. This turned out to be one of our most difficult sales ever, but we got the home sold for $830,000 and the sellers chose to purchase their next home with us.


3511 City Place, Edgewater, NJ - This condo was previously listed on the market 3 times for a total of 566 days on the market with no success. The seller decided to come to NJ for 1 day and host a series of back-to-back interviews with many different agents. After all was said and done, she decided to hire the NJPROPER team and, after 91 days, we got the place sold. Part of our strategy was to sell the community as much as the unit itself.   We sold the home for $550,000


63 Spring Lane, Englewood, NJ - A house with this many renovations and important details deserves our high-effort marketing.  Along with our detailed Proper Cinema tour, we incorporated elements of time lapse photography, 3D imaging, drone footage and screen shots of various different websites to explain all the details within the house and the value of this unique location.   We sold the house for $723,000


19 Stonegate, Old Tappan , NJ - This home was previously listed 3 times for a total of 605 days on the market with no success. The sellers selected 5 of the top agents in Bergen County to interview and after all was said and done, they decided to hire the NJPROPER team. With our marketing approach, it only took 50 days to find a suitable buyer and get the home sold for $1,175,000


  963 Lincoln Place, Teaneck, NJ - This home was previously listed by another broker (the “local expert”) for 136 days unsuccessfully. The sellers’ attorney advised them to hire the NJPROPER team, and so they did. We got the house sold in just 59 days for $575,000

47 Ridgefield Ave., Ridgefield Park, NJ - This house was previously listed with another broker for over a year with no success.
